Building in Millersville
Millersville spans Sumner and Robertson counties and had 6,299 residents at the 2020 Census. Building permits come from the city’s Construction Services Division; fence, zoning and driveway-connection permits come from Planning and Zoning.
Fences
A fence in the front yard or along a corner side street needs a zoning permit. Rear and interior side yards allow 6 feet. Along a corner side street, a 6-foot fence sets back at least half the depth of that side yard, though on lots under 2 acres a 42-inch decorative fence of wrought iron, picket, split rail, brick or stone can go right up to it. Lots of 2 acres or more can use a 60-inch ranch-style fence. Within 15 feet of a corner, measured from the back of the curb, anything taller than 24 inches is out.
Decks, patios and fireplaces
A deck goes in the rear yard only, can reach up to 8 feet into the required rear yard, and can’t sit higher than the first floor. A patio can come within 5 feet of the side and rear lines. Outdoor fireplaces are rear-yard only.
Pergolas, pavilions and retaining walls
A pergola, gazebo or arbor up to 120 square feet and 15 feet tall can even sit in front of the house, 20 feet back from the street. A roofed structure of 400 square feet or less, 10 feet from the house, can come within 5 feet of the side and rear lines. Each lot gets two detached roofed structures at most, and the total runs from 800 square feet on lots up to 15,000 square feet to 2,500 on the largest. A retaining wall over 5 feet stays 5 feet from every lot line, and the first 10 feet of a new driveway has to be paved.
